Is the charge built into the core rent – i.e. we charge you more rent if you have a pet? This could be because they expect to have more void works between tenancies (cleaning/decs), or perhaps they provide units with extra space to tenants with pets. Core rent is core rent and there are mechanisms to restrict it if it’s unreasonably high or the dwelling has more bedrooms than the size criteria allow.

Or are they charging for some sort of service that they provide to tenants with pets? Can’t imagine what they would be though: dog walking? Cleaning of non-communal areas during the tenancy? If so neither of those would be an eligible service charge.

Is this general needs accommodation or supported? Or T/A? Private landlord, non-profit body or registered HA?
