Housing Element -Using new LHA rates post April 2024

    The weekly LHA rates were publicised as follows:

    Local Housing Allowance (LHA) rates applicable from April 2024 to March 2025 – GOV.UK (www.gov.uk)

    Bournemouth 2 bedroom £201.37 3 bedroom £264.66

    and UC LHA monthly rates publicised as follows:

    Bournemouth 2 bedroom £875.00 3 bedroom rate £1,150.00

    which would indicate the UC calculation is weekly rate/7 *365/12

    It used to be the less accurate weekly*52/12 calculation which would of given £872.60 and £1,146.86 monthly.

    Before I put a report together, can I ask if the weekly/7 *365/12 is the correct calculation?

    In some cases, you get a more accurate result by starting with the monthly LHA and converting it to weekly by the x12/365×7 method (especially the shared accommodation rate by the looks of it – I’ve only sampled a few though).

    In some cases, the 30th percentile rent in the sample will be monthly, so it is converted to a weekly LHA; and in some cases it will be the other way round. Perhaps it’s more common for a room in a shared house to be advertised pcm and s/c accommodation weekly?

    Many thanks Peter,

    I have managed to find the 2020/21 & 2024/25 monthly LHA rates and yes for April 2020 and April 2024 the UC rates are the monthly LHA rate publicised (or hidden and now found).
