    Hi Guys

    I have a property with 4 LHA sharers all receiving the shared room rate(£60/week)and would very much like to do the 2 + 2 rate ie. 2 x 3 bedroom rate.(2 x £126.92/week)

    There is not much difference in rental income, yet responsibility for the council tax will shift back to the joint tenants.

    tenant 1 is now on a periodic tenancy as his 6 month AST has long expired
    tenant 2 has been in 2 months on a 6 month AST
    tenant 3 has been in 2 months on an 6 month AST
    Tenant 4 is just about to move in.

    Id there anything now that i can do to set this up, or at what point in the future?

    Nothing much you can do now – the most recent tenants have 4 months left on their contracts.

    As Peter has said, 4 months till you can change things up.

    I’m not sure, however if you can issue a new contract for 6 months from now listing 4 tenants and there rental responsibility for the current rate now and each tenant separate
    , so there is no change in rental amount, then maybe ask the tenants to apply for council tax to covered by the council under their new joint tenancy agreement.
