Can you have two landlords?

    We have been approached by a customer who is renting a caravan on a mobile home site, from the owner of the caravan.
    He also states that he is being charged ground rent by the owner of the site.
    Are we able to pay HB to two separate landlords? Let alone how we would do this on our system.
    Has anyone else come across this situation and how did you deal with it?

    For many years now we have had two claims running for people at the travellors sites. The ground rent is charged by the Local Authority and therefore the HB for these claims is an LA claim paid to the Housing Revenue Account.
    The rent for the actual caravan is paid to a private landlord (Roma homes) which owns the caravans on the site. This is classed as a PT claim with the cheques going to the landlord.
    The claim has two claim numbers as they have different payment groups.

    Just be careful not to deduct 65% excess income from both awards (as with 2 homes payments, HB should be assessed against aggregate rent) – you may need some ‘imaginative’ system entry! 8)

    We use SX3 and have come across this problem with some of our claims where they rent the caravan from a private landlord and have local authority pitch fees too. Anyone know if the system can cope with this or do we have to fudge the figures against 2 claim refs to get the benefit correct?
