Eligible CTAX within HB for HMOs

    We have a number of supported properties which are HMOs where the landlord passes on the CTAX charge to tenants via their rent costs.

     

    We determine that the costs included are reasonable (i.e. don't exceed the actual CTAX charge for the property divvied up amongst the number of units) and include this in the eligible charges.

     

    Under our CTR scheme we are imposing a reduction on the eligible liability for working age applicants.  Is it therefore reasonable for us to limit the maximum eliglble amount of CTAX by the same percentage for working age applicants in the type of properties mentioned from April?

    Well it’s not legally council tax is it? The owner is liable but chooses to increase the rent to cover his costs. The issue is whether the rent is reasonable. If they’re supported properties I’m assuming they’re exempt so you need a rent officer decision on the rent. If not, the LHA rate will take care of it for you.
