SINGLE ROOM RENT

    We have a claim from a mother and daughter who are joint tenants.The daughter is under 25. I just need to double check that the single room rent would still be applied in this case?
    If it makes any difference, there is another child under 16 in the property.

    In which case, yes, you’ll need a SRR (assuming not in RSL property)

    We have found out the daughter (joint tenant under 25) has to share a room with her younger sister. The letting agent says she was made a joint tenant with her mother as they treat all their tenancies like this, anyone over 18 is named as a joint tenant.
    Do we still treat her as a single room rent? Or can we treat her as a non dep? If we treat her as joint tenant, Single room rent, she loses out as her income will exceed and the mother only gets HB on half of the rent.If she were a non dep, the mother would get more HB.
    It does not seem fair to treat her as a joint tenant but I can’t see any way round this.
    Any ideas?

    If the daughter is a joint tenant I don’t see a way around it, mum can only claim for her half of the rent.

    This practise by landlords seems to be on the increase and can cause problems for the ‘real’ tenants who suddenly find they are only getting a proportion of the rent they were expecting.

    Is the mother a claimant as well? Because if she is you can manipulate the apportionment of the rent to mitigate the effect of the SRR. By that I mean pay the mother a bit more to make up the shortfall.

    She is and that’s what we have decided to do.
