To cut cost of B&B’s, we have a possible guest house that we may use to house people, it’s a 4 bedroom proeprty and we will put people into each of the bedrooms and charge rent. Claiamnts will claim HB. How will the subsidy for HB be worked out? Many thanks

Further to previous post, the property is to leased by the council, the rooms are not self-contained and the tenants are placed there under a duty to homeless. Does this make any difference? Thanks

Many thanks for your help. Do you know if the subsidy is the same, i.e 1 bed LHA rate, even they rent more than one bedrooom, e.g. a mother and child renting 2 bedrooms? Many thanks for your help.

    Hi

Leased would be Non-HRA Headline cell 11 and breakdown cells 014 and 015.

    Hi

Please see update. Check with your housing dept that it is leased and not licenced. Ours took a lot of investigating to get the right answer from them. Do they pay for periods when there is no tenant in the property? If the LA pays, then probably leased. If not then probably licenced.

As far as I’m aware, even if you are paying for 2 bedrooms, still only get the 1 bed LHA rate because still only the 1 charge.

    Good luck.
